About

Building social housing solutions that truly matter.

Established in 2012, The Cooperative Property Company is a specialist social housing asset management and delivery platform with over a decade of experience working alongside Local Authorities, Registered Providers and care providers. From our first acquisition in Hackney to over 1,258 units under management, we have built a reputation for delivering high-quality, demand-led housing solutions that make a measurable difference to the communities we serve.

Over the past decade, we have built a strong and trusted network of public-sector relationships, working closely with Local Authorities, Registered Providers and care providers to ensure every scheme we deliver is properly structured, commissioned and supported. From our first portfolio of ex-local authority flats in Hackney to a landmark £31 million temporary accommodation scheme in Romford, our track record demonstrates a consistent ability to deliver at scale on behalf of public-sector partners.

Through an integrated group of businesses spanning asset management, construction oversight and resident-facing housing support, TCPC is able to support every stage of the social housing lifecycle. The wider platform includes TCxPC Building, our development and construction management arm, and Orisha Housing, our housing support service operating in partnership with Local Authorities and mental health services — together forming an end-to-end social housing delivery platform built for long-term impact.

Strategy

Strategic Thinking Behind Every Property Decision

From inner city regeneration projects to large scale housing association partnerships, our strategy has always been rooted in finding smart, sustainable solutions to the housing challenges that matter most. Over the years we have deployed capital, built portfolios and delivered thousands of homes across London and beyond, working hand in hand with councils, investors and housing providers to create lasting impact.

image
Identify the Opportunity

We source underutilised residential assets in locations where Local Authorities and housing partners have a clear and evidenced need for supported, affordable or temporary accommodation.

image
Adapt for Purpose

We refurbish and reconfigure assets to meet the specific needs of the intended resident group, whether that means supported living, temporary accommodation, affordable housing or HMO conversion.

image
Deliver Social Impact

We measure and report on the tangible outcomes each scheme delivers, including Local Authority cost savings, bedspaces created and the number of vulnerable residents housed through our portfolio.

image
Assess and Underwrite

Every opportunity is evaluated across investment, operational and social criteria, ensuring each asset has a sustainable use case, viable cost structure and credible public-sector demand before we proceed.

image
Align Sector Partners

We work closely with Local Authorities, Registered Providers and care providers to ensure every scheme is properly commissioned, structured and supported from the point of acquisition through to long-term operation.

image
Scale the Platform

We aggregate high-quality, demand-aligned assets into a growing portfolio of social housing infrastructure, building scale without compromising on asset quality, operational control or resident outcomes.

image
Acquire and Structure

We negotiate acquisitions at competitive values, structuring each transaction to align with the intended housing use, lease requirements and long-term management obligations of our public-sector partners.

image
Manage and Steward

Through our in-house asset management platform, we provide ongoing compliance oversight, maintenance coordination and stakeholder reporting to protect long-term asset quality and resident outcomes.

image
Attract Long-Term Capital

We structure our portfolio to meet the requirements of institutional and long-term capital partners, combining resilient public-sector income streams with disciplined asset management to create a platform built for durable investor confidence.
